Critical eligibility distinction

The national 2026/2027 subsidised-student-housing call is not automatically open to every foreign degree student. It includes Slovenian and qualifying EU categories and foreign citizens who have permanent residence in Slovenia and meet the tax-residency condition involving themselves or a parent or guardian.

A typical Macedonian student arriving with temporary residence usually does not meet that condition. Do not build your housing plan around receiving a subsidised public-dorm place unless the housing office confirms eligibility.

Real housing routes

University or dorm room at economic price

Some universities or dormitories may offer rooms to foreign students at a market or economic rate. Examples for 2026:

  • University of Maribor dormitories publish foreign-student monthly prices from approximately €157.50 to more than €300 depending on room type.
  • University of Primorska provides student housing and publishes its own current conditions and price lists.
  • University of Nova Gorica has limited university housing; a July 2026 call listed the Gorizia residence for EU students.
  • University of Ljubljana states it does not generally provide housing to degree-seeking international students.

These examples must be checked for the student’s year and eligibility.

Private room or apartment

Prepare for: deposit, first rent, utilities, contract, address registration, furniture, internet, notice period, and shared-house rules.

City differences

Ljubljana

Highest housing pressure. Start early. Verify transport to the faculty rather than insisting on the centre. Useful routes: private rental, faculty-supported boarding-home enquiries, non-subsidised dijaški dom places where available, and the free m2 room-brokerage at Študentska svetovalnica.

Maribor

Študentski domovi UM publish economic or market prices for foreign students. Check room type, building, deposit, summer conditions, and whether the address can be registered.

Koper and Primorska

Use Študentski domovi UP, the Welcome office, Student Point, private listings, and faculty contacts. Coastal seasonal demand can affect contracts and summer availability.

Nova Gorica, Vipava, Ajdovščina, and Postojna

The University of Nova Gorica student office actively connects students with rooms and landlords across the region. Contact: studentska.pisarna@ung.si, +386 5 331 5234 or +386 5 909 9717. Accommodation in Gorizia is in Italy; confirm residence, health, tax, and commuting implications before signing.

Celje and smaller centres

Supply is smaller. Search through the institution, local listings, dormitories, and verified contacts.

Written lease checklist

The contract should identify parties, exact room and address, rent, deposit, utilities, payment date, duration, notice period, inventory, address-registration permission, rules for guests and shared areas, summer conditions, and the deposit-return process.

Move-in record

Photograph walls, furniture, appliances, meters, keys, and existing damage. Send the record to the landlord and keep it.
